It looks we’re all in. The seller agreed to terms. I learned something about this fellow – he’s the president of a main line real estate company. God help whoever deals with him; five minutes with the neighbors of the property + five minutes of reading his emails says all I need to know about this idio… guy.
He’s understandably upset, but it’s his own fault. Potential buyers were scared off by the VOCs and he didn’t bother to maintain the property at all. It’s a down market – you have to spend money to make money. When the economy stabilizes in a decade, the property will only gain value. The lot itself is worth more than the building (it’s on WCP by the Terminal) – but whose fault is that? And he wants to settle in August because he’s ‘flying to London for two months for vacation’.
I want that life. I want to be a complete and utter moron and be able to take two months vacation. FML

I don’t run with a watch so I had to guesstimate how fast (or slow) I’m running. I was both relieved and saddened – I have work to do.
First stretch uphill: average one mile in 10.5min
No incline, midway: average one mile in 6.5min
At the end: average one mile in 11.5min
Quite imperfect, but it’s good data. I’m thinking of switching from the daily run/jog to uphill sprints every couple of days to increase endurance. The 11.5 min bit is after the downhill run; I find running downhill incredibly difficult and it wears me out so I’m practically crawling by the end of the run.
I’ve opted to go the laps route instead of the bigger track for the daily run because I’m not too fond of the neighborhoods. They have smaller sidewalks and smaller driveways, so most peoples’ cars are overlapping the sidewalk, forcing me to run in oncoming traffic.
Tangentially, the first house we bid on and lost was in that neighborhood. I’m glad we didn’t get it The neighborhood is too tightly packed. If you’re going to buy a house in the suburbs, you should get some space between your neighbors. Right now we don’t have much of a backyard, but we get plenty of space between each house, so it’s all good.
